Feldman Law Center Testimonials

Dear Mrs Feldman and Wand,

There's really nothing I can add to this note, except the incomprehensible mutterings of a mad woman gone giddy with glee.

I've been holding my breath for almost a year, since I first tried to enter into negotiation--really just conversation--with my lender. Almost 6 months ago, my lender offered a "best deal" at nearly 35% more than what your team was able to wrest on my behalf. The team of Walter and Lily has wrought yet another miracle.

I've learned a lot through this process, and it's something that I'll "go public" with when I take my story to the world of cyberspace, hopefully in an effort to help others who may face the F-word (I still can't say "foreclosure"). Here are my lessons learned:

-- Never give up! Never, ever give up! Ya know, I was a student at Northwestern University many years ago when NU racked up a streak of 42 record losses in football--a collegiate record! We all bought t-shirts that read: Never Give Up! and I suppose that's been my private little motto throughout life. Never, ever give up! Where there's life, there's hope. I was a long-gone alumna when Northwestern finally entered the Rose Bowl many years later, too, so the lesson to many homeowners is "stay in the game and never, ever give up. Your Rose Bowl is coming!"

-- Get strong, proven LEGAL representation in your state! If you live in California, get legal representation in California! The Floridians don't care about you. As a matter of fact, they hate you and hope that you do lose your home because we Californians have only earthquakes and Biblical plagues to deal with--the Floridians have each other--plus the gators. Further, do not deal with "government representation" or free, self-help programs because...well...you will probably lose your home. The government seems to have a long, vested interest in pessimism and making you part of its dismal statistics! Pay the money and hire an attorney!

-- Always read the fine print and be goshdarn sure you understand that loan document before you sign it. Reserve a minimum of 5 hours a day, for a week, or a month, to sit down with your title company and review every word of that loan document before you affix your signature to it. Be sure to take the quiz before signing! ("Recasting period" my foot! Nobody ever told me about a recasting period.) Okay, lesson learned here.

-- If your future is riding on the market value of your home going up before your recasting period (or that doggone prepay) comes down, you best be darn sure you've got a crystal ball with a clear lens. Huge lesson learned.

All this to say that we are two-thirds of the way "home" now, with only the second/junior mortgage remaining for upcoming negotiation...

And that I am pleased--if I may so understate my response--with the work that the Feldman Law Center has done to save our home. We're not talking about an investment property--we're talking about our family's home.

I'd also like to add that I continue to be impressed not only with the competency of your staff, but with its unwavering professionalism and timely responsiveness as well.

You have managed to keep us in our home, and that translates into a solid foundation for our family's future.

Thank you. Thank you. Thank you.

The Feldman Law Center is one of California’s top loan modification companies, providing excellent service to our clients and is completely focused on keeping everyone one of our clients in their homes. Our loan modification experts work tirelessly to provide every homeowner we work with the information, guidance and support they need to modify their mortgages and keep the homes they’ve worked to buy.

About Loan Modifications
If you’re unfamiliar with what a loan modification is, a loan modification is quite possibly the most effective tool you can utilize if you are behind on your mortgage, and are in the midst of a financial hardship, in order to save your home from interesting foreclosure. A loan modification is literally is a process where the terms of a mortgage are modified outside the original terms of the contract agreed to by the lender and borrower (i.e mortgagor and mortgagee). In general, any loan can be modified. The Feldman Law Center knows every law in California (and the country) that may be able to keep you in your home. Lenders would rather renegotiate the terms of your loan, and possibly even negotiate a principle reduction, than let the house go into foreclosure.
With years of experience negotiating with lenders, as well as years of experience keeping people in their homes, the Feldman Law Center is one of the most experienced loan modification firms in all of California.

Benefits
There are many benefits of home loan modifications:

* Reduction in interest rate
* Change from a floating to a fixed rate
* Change in how fix rate is computed
* Reduction in principal
* Reduction in late fees or other penalties
* Lengthening of the loan term
* Capping the monthly payment to a percentage of household income

Overall, the goal is to lower your payments so that you can afford your monthly payments so that you can afford your payments and afford to keep your home.

California and Federal Loan Modifications
There are various laws throughout California and the country that dictate how loans can be modified. For example, last year in California, the state of California modified how loan modifications can be negotiated. Our loan modification attorneys stay on top of legislation in order to provide the best possible guidance and counseling to homeowners. We understand that home loan modifications are a scary proposition, especially in the current economic climate. The Feldman Law Center’s loan modification attorneys and loan modification professionals are experts in their field and can guide any family through the process. We are also knowledgeable regarding FDIC loan modifications and other federal programs. We can alert you to the best possible solution for your particular situation.

Foreclosures
Having your home foreclosed on has ripple effects throughout your life and family. Obviously the biggest ramification is you lose your home. However, other effects include: your kids have to change schools; you lose the friends in your neighborhood; your credit score takes a major hit; you have pay countless dollars on moving all your possessions and moving into a new home; and much more.

Home Loan Modifications Might Be the Answer
A majority of the home loans needing modification today are conforming mortgage loans made by big banks such as HSBC, CitiMortgage, Countrywide, Household, IndyMac, JPMorgan, Wells Fargo, Washington Mutual and Bank of America and based on Fannie Mae and Freddie Mac guidelines. If you are behind on your mortgage and do not see any relief in your near term future, you can benefit from a loan modification. Act now, time is not on your side.
